Housing NWT has awarded a contract to Northern Industrial Construction Ltd. for the new Singles Multi-Unit Residential Building that will be built in Hay River. This new project will replace an aging 28-unit singles social housing complex. The new 30-unit building for singles will incorporate contemporary standards for energy efficiency, climate resilience, community safety, and accessibility, with ten designated barrier-free units.
The contract value is $17,906,497.26, reflecting a significant investment in community-focused housing infrastructure for Hay River. The Design Build Team will be led by Northern Industrial Construction Ltd., with Taylor Architecture Group serving as the project’s design professionals.
In the coming months, Housing NWT will work closely with the Town of Hay River to finalize development plans for this important project.
This building is intended to provide safe, inclusive, and community-oriented housing for individuals. Design features were informed by SafeGrowth and Crime Prevention Through Environmental Design (CPTED) principles to enhance public and tenant safety. This includes things like outdoor access to units via shared outdoor walkways, clear sightlines to reduce hidden areas, good lighting in shared spaces and entryways, and design features that encourage neighbours to look out for one another.
This project is in its initial stages and construction is projected to start in Summer 2026. This project is being funded through a portion of Housing NWT’s three-year (2025-2026 to 2027-2028) $150 million capital plan.
