Five New Modular Housing Units Taking Shape in Behchokǫ̀

Behchokǫ̀ — April 29, 2026

Five new modular housing units are now in Behchokǫ̀ for on-site assembly, marking the final phase of construction before the homes are ready for occupancy. These new units will replace existing Housing NWT units that have reached the end of their service life and will provide safe, accessible and energy-efficient social housing in the community.

This project includes a new three-bedroom modular home and a modular fourplex with singles units. The homes are the result of a partnership between Housing NWT, Tłı̨chǫ Community Builders Ltd. and METCAN Building Solutions Inc.

These new homes were manufactured in Hay River and transported to Behchokǫ̀ for on-site assembly. Modular construction shortens build timelines, helps manage costs, and reduces the challenges of remote construction while delivering durable buildings built for northern conditions.

By replacing older units, this capital project helps maintain housing condition standards and supports the long-term sustainability of Behchokǫ̀’s social housing system.

Through this investment, the territorial government is improving housing outcomes in smaller and remote communities, where access to safe and suitable housing plays a critical role in supporting family well-being and community stability.

This work supports the GNWT mandate commitment to increase the suitability, accessibility and affordability of housing across the territory.

  • Housing NWT maintains a large inventory in Behchokǫ̀, with 169 social housing units, 22 market rental units, and 15 homes dedicated to a previous homeownership support program, according to the NWT Territorial Housing Needs Assessment.
  • In 2024, the Tłı̨chǫ region had the highest rate of homes in core housing need in the Northwest Territories, at 33%. In Behchokǫ̀, 36% of homes required major repairs.
  • The partnership between Housing NWT, METCAN Building Solutions Inc., and Tłı̨chǫ Community Builders Ltd. for this project was first announced in early 2025.
